Commercial property · Florida

A lower premium starts with a closer reading of the building.

TruBroker is Kenny Anderson’s desk for Florida owners who are tired of renewal increases they cannot explain. We re-underwrite the property — roof, systems, replacement cost, and the last 36 months of claims — then place it where the rate still makes sense.

Declarations first

We want the current policy, not a guess at it.

Approach

Four steps. Nothing binds until you say so.

  1. 01

    Send the facts

Address, ages, replacement cost, claims, and the declarations page if you have it.

  2. 02

    We mark the policy

Wind, deductibles, coinsurance, and limits get a plain-language read.

  3. 03

    Markets reply

Terms come back from carriers that still write this class in Florida.

  4. 04

    You compare

Coverage and price sit side by side. You decide what, if anything, moves.

Where cost moves

Savings come from the file, not from a slogan.

No two Florida buildings price the same. The review is built to find the dollars a renewal on autopilot leaves on the table — without promising a number before the property is seen.

  • Read the declarations before the renewal.

Most of the money is hiding in wind deductibles, coinsurance, ordinance or law, and a replacement cost that was never revisited. We mark the page up before we ask a carrier for a number.

  • Credit the roof and the updates.

Florida property pricing moves when the roof year, wind mitigation, electrical, plumbing, and HVAC are documented. An age you can prove is worth more than an age a carrier has to assume.

  • Shop appetite, not a single logo.

Admitted carriers, surplus lines, and Citizens alternatives do not want the same building. An independent desk can leave a market. That is the practical way a premium comes down without stripping the coverage a lender will accept.

  • Tell the loss story cleanly.

A claim in the last 36 months is not automatically a declined file. A closed date, a cause of loss, and what was repaired afterward changes how an underwriter prices the next term.

Buildings

Property an owner actually has to insure.

Office, hospitality, and association schedules are welcome too. If a lender or a lease is driving the deadline, say so in the notes.
